1.) confirm your viewing appointment with your prospective tenant 1 hour before the arranged time. there is nothing worse than wasting your time because someone doesn't show up. If they don't confirm don't attend.
2.) arrive at your property early, at least 15-20 minutes before the viewing is arranged for the room you are renting. this gives you 15 mins to ensure the house is tidy and in a great condition to showcase you rental property.
3.) be friendly and smily as you greet your prospective new tenant. build rapport by engaging in conversation and asking the questions on your 10 point viewing agenda.
4.) show the prospective tenant around your property starting with the communal areas, highlighting all features of the property, high speed wifi, regular cleaner, storage space, washing facilities, parking and outdoor space. finish with the room they have come to see. this ensures they see everything you have to offer and pay attention to it all before you show them the room.
5) Ensure you answer their questions fully, and they leave knowing all the costs involved with renting your property. Set up fees, deposit amounts, rent. Make sure they have all their questions answered and most importantly your contact details before they leave.
